The most effective arguments that can help stop an application are ones which have facts to back them up and support them. We have collected information from various independent sources regading schools, hospitals, doctors, dentists etc which can be used in an objection for a planning applicationand given an outline as to what you can mention in your objection.

For an objection to be taken into consideration by MDC it has to meet the criteria of 'material planning considerations'. (Source)

Below we have made a template that covers these points. Some points may not apply to all applications and can be ommited in these cases.

The Plans: Why are the plans themselves not suitable? Are they going to cause privacy concerns for existing properties?

Immediate Area: Are the parking and roads suitable for works traffic, including many builders cars being parked. Will there be enough parking space for the new homes to park? What wildlife will be affected e.g. nesting birds. Building work will cause a noise disturbance to the area around it.

Roads: How will the roads cope with more cars? There are only a few main routes out of Southminster and also the Dengie Peninsular. There are regularly accidents Kitt's Hill and Burnham Rd North Fambridge as well as Foxhall Lane, Southminster. Increased traffic will make this much worse.
In addition, the state of the roads with potholes will worsen due to increased heavy building traffic, not just new residents.

Parking: This includes not just involve the area around the new development, but also the station, doctors car park, the Post Office etc.

Local Amenities: We have very few local amenities in the area e.g. Nice, McColl's and Chapmans. These are not practical for a main shop and are higher priced than supermarkets.

Walking & Cycle Options: Outside of the village there are no pavements or dedicated cycle paths to Burnham or towards Althorne. Cycling on these roads is very dangerous due to the amount of bends where you cannot see what it oncoming in addition to the roads being national speed limit.

Existing Homes: There are many homes already available for sale and even more new homes which haven't been sold. Do we need even more new homes which may then not even sell?
